Registration and supervision
FMI (the Swedish Estate Agents Inspectorate) is responsible for registration of all estate agents and real estate companies. FMI also carry out supervision of all registered estate agents in Sweden as well as registered real estate companies. To be registered as a real estate agent you need to fulfill requirements of education and suitability, and you need to pay a yearly fee to keep your registration.
Real estate companies also need to be registered at FMI to operate in the real estate business. The company is also required to fulfill demands of suitability, which among other things include demands of economic care and no involvement in criminal activities. These demands also applies to those owning and managing the company. Companies must also pay a yearly fee to keep their registration.
The supervision means that FMI can review a real estate agent or a real estate company and administer penalties to those who doesn’t follow the law or the conduct code of real estate business in Sweden. Two examples of penalties are a warning or to have the registration revoked.
